CONSTRUCTION PLAN
REQUIREMENTS
(JULY 01, 2014)
New residential
buildings shall require construction plans as stated in the Section R106
“Construction Documents” of in 2012 International Residential Code.
Shall submit
two sets of plans with each new residential building permit application.
Plans shall
be drawn to scale upon suitable material. Shall provide sufficient clarity to
indicate the location, nature and extent of work proposed and show in detail
that it will conform to the provisions of this code and relevant laws,
ordinances, rules and regulations, as determined by the “BUILDING OFFICIAL”.
1. SITE PLAN OR PLOT PLAN ( SCALE 1” =
20’ OR 30 ‘)
Showing the size and location of new construction and existing structures
on the site and distances from lot lines. In case of demolition, the site plan
shall show construction to be demolished and location and size of existing
structures and construction that are to remain on the site or plot plan. The
legal description of the property.
2. FLOOR PLAN (scale ¼” = 1-0”)
Shall show all exterior and interior walls with dimensions. Shall show
all electrical outlets, switches and fixtures locations. Shall show all doors
and windows locations with sizes indicated. Shall show all plumbing fixtures
locations. Shall show all HVAC unit locations or other information that the
building official determines is relevant.
3. FOUR EXTERIOR BUILDING ELEVATIONS
(SCALE ¼ “OR 1/8’ = 1’-0”)
Shall show all exterior walls, windows, doors and light fixture
locations. Show finish roof.
Shall show exterior wall finishes, roof finishes, window type and door
type or other information that the building official determines is relevant.
4. FOUNDATION PLAN (1/4” OR 1/8” =
1’-0”)
Shall show location and size of all footers and concrete slabs with
dimension of locations
and other information that the building official determines is relevant.

5. TYPICAL EXTERIOR WALL SECTION (SCALE
¾” = 1’-0”)
Shall show detail cross section of typical exterior wall foundation, wall
and roof sizes and material make up including floor system( concrete or wood
frame ) or other information that the building official determines is relevant.
6. HVAC PLAN IF CENTRAL AIR/HEAT (SCALE
¼” = 1’-0”)
Shall show location and size of units, duct work, return air and other
information that the building official determines is relevant.
7. ROOF FRAMING PLAN (SCALE ¼” = 1’-0”)
Truss roofs shall have truss company’s bracing details and truss layout
plan with engineer’s stamp and signature.
Stick framing shall have roof
framing detail showing dimensions, sizes and material make up with anchoring
detail to walls or other information that the building official determines is
relevant.
8.
TITLE
BOX – Bottom right hand corner of each sheet stating owners name, job site
address, date plan was drawn, drawn by and sheet number.
